Tilson Homes Our Process

Our Process

When you choose to build with Tilson Homes, you can be confident that you are getting the same quality, dedication, and service that Texans have come to expect from us since we opened our doors in 1932. Whether you are building your first home or your fifth, you can be sure that Tilson will be with you at every step along the way.

Choose Your Land

Decide where you want to build your home. Still searching for land? That's okay. We can look at the information on the properties you're considering to help you choose the one right for you.

Do Your Research

Here on our website, you can view our galleries, virtual tours, and search our home plans. Use our interactive floor plans to modify our most popular home plans to build your dream space. Watch our customer story videos and see exactly what our customers have to say about us.

Visit with one of our twelve design centers located conveniently around Texas where you can explore, touch, and get inspired walking through our model homes. While you're there, talk to one of our experienced sales consultants. We can help answer any questions, including providing upfront pricing for any of our home plans. If you're unable to meet in person, we can also schedule a virtual appointment.

Develop a Budget

Once you have a plan, it’s time to create a budget. We know every dollar counts, which is why our knowledgeable sales consultants will work with you to help create a home you love, within your budget. You’ll also get final pricing, which means that the cost will not change during construction.

There are three main components to the home building process:

  • Land: The price of the property
  • House: The cost to build your home from the ground up
  • Site: Costs associated with preparing your land for building including lot clearing, water wells, power, etc.

Design Your Home

Once you’ve selected the Tilson home plan, and exterior look that appeals to you most, it’s time to customize it to your family’s lifestyle. You can personalize any of our home plans or elevations (exteriors) to your preference. Not only do you have the opportunity to select brick, paint, floor coverings, roof color, and appliances, but you can also move walls, add closet space, add square footage, and almost anything else to make your home uniquely your own.

Get Your Upfront Price

At Tilson, we believe that the price of your home should not come with surprises so we don't price our homes by the square foot or using allowances. Once you’ve designed your home to your liking, a Tilson sales consultant will give you our upfront desktop price. The price we quote is for your completed home as specified. As long as you meet your owner's responsibilities to prepare for construction and the specifications for your home remain the same, the price of your new home will not change from the day you signed your contract.

Sign a Contract

After you’ve selected your home and customized it to your life, it’s time to sign a contract. Here’s where you’ll review and approve drawings and begin planning for construction, including determining timelines, requesting permits, and preparing the land for building your home.

Preparing Your Land

Before construction can begin on your home, there are a few necessary items that need to be completed. Some sites require clearing or grading before anything can happen. Soil tests, surveying and plot plans, as well as permits are just a few of the things that need to be addressed before construction begins. Our experienced sales team members will provide our customers with the information they need to understand the entire process and each phase of construction.

Construction

Once everything is prepared, it’s time to break ground! Once construction begins, you will be in constant communication with the Tilson team. While you may not always see activity at your home site, you can be sure that there is always something being worked on in the overall build of your home. Below is a basic outline showing the order of progress for building your new home.

  • Foundation
  • Framing
  • Rough Plumbing, Electrical, Heating, and Cooling
  • Insulation and Drywall
  • Finish Carpentry, Painting, and Staining
  • Flooring/Finishing Touches
  • Final Inspections

Final Walk-Through and Move-In

When construction is completed, we will walk you through your new home and identify and complete any punch list items.
