FAQ's

Because "Built on Your Lot" is such an exciting concept, we get lots of questions. Here are answers to some of the most common. Remember however, that each home is unique. For specific information, be sure to stop by the nearest Tilson Model Home Center, view our furnished model homes and speak with one of our professional Sales Associates.

Question: What is "Built on Your Lot" construction?

Answer: Tilson pioneered the "Built on Your Lot" approach to home building 70 years ago. The concept is simple. Use a lot you already own or pick the exact lot, land or property that you want to live on, select a plan from more than 100 exciting Tilson home designs or bring us your own plan and get a great house built right where you want to live!

Question: Do I need to own a lot, land or property before I visit a Tilson Home Center?

Answer: Absolutely not! We have skilled staff waiting to help you get started. They can provide tips on what to look for and how to get the most for your money. Please feel free to visit one of our Model Home Centers at any time to discuss ideas for your new home.

Question: Will I need to purchase home plans?

Answer: There are several major advantages to building your new home with Tilson. One important difference is home plans. Many other builders require that you purchase home plans before they will even begin to work with you. But any of Tilson's exciting new home designs can be built "stock" with no plan cost whatsoever! You can use the money you save to get just the home you always wanted.

Question: Does Tilson provide written estimates?

Answer: Lots of other builders use your purchased plans (see the question above) to develop a "rough estimate" of costs for your new home. The process can take weeks. But Tilson has DeskTop PricingSM. With this system, a Tilson Sales Associate can provide a basic estimate for any Tilson Plan along with any available changes, options and upgrades you select, before you leave the Model Home Center.

Question: How much of a deposit is required when I sign a contract to build a Tilson home?

Answer: A minimal deposit is normally all that is required to begin the home of your dreams. For more information, simply stop by the Tilson Home Center and let one of our Sales Associates provide all the details.

Question: Can I personalize my Tilson built home?

Answer: Yes, you can. First, you select the exact Tilson plan to meet your family's needs. Next, choose the elevation (exterior look) that appeals to you most. You can personalize your plan to suit your needs. Not only do you have the opportunity to select brick, paint, floor coverings, roof color, and appliances. You can also move walls, add closet space, ad square footage and just about anything else to make your home uniquely your own. In addition, Tilson offers upgrades and options so that you can further personalize your home to suit your tastes. You get the home you always wanted and avoid costly "custom" prices.

Question: Can I count land equity towards my mortgage down payment?

Answer: Yes. In fact many property owners have enough land equity that they do not need any cash funds at all for a mortgage down payment.

Question: Can my well and septic system costs be included in my mortgage?

Answer: Many times they can be included. Visit with a Tilson Sales Associate to see if your well and septic costs, lot pay off amount, certain other improvements or your closing costs can be included in your mortgage.

Question: How does "Built on Your Lot" financing work?

Answer: It is a lot like purchasing an existing home. Once the cost of your new home is determined, you simply apply for a mortgage loan. Tilson has an affiliated lender experienced in "Built on Your Lot" mortgages who can help with this process.

Question: Will I need to make monthly payments on my new house during construction?

Answer: Most other builders will require a construction loan where you make monthly payments for the entire time they have your house under construction. But, if you qualify for Tilson's EasyBuySM program, you make no monthly payments until your home is completed. Think of the money you will save!
